Construction Update: Tranquil Guest House

We are very lucky to have lots of projects currently under construction! One that we are particularly excited about is Tranquil Guest House, a new guest house for our clients at Tranquil Abiding. It is so fun to be able to work with the same clients for a second project and to be adding to their stunning site.

We started construction on this guest house in the spring of this year and have made some steady progress. We’re thrilled to be working with Hobbs, Inc. They also built the original home and are great collaborators and expert builders.

Foundation & Crawl Space

Tranquil Guest House is a bit unique in that it has a crawl space foundation – in the images below, you can see all of the work that goes into getting the foundation ready for framing.

Framing

Once the foundation walls were complete, Hobbs used temporary bracing (visible in the image above) while they installed the floor system. The joists were then installed – a Warmboard radiant package followed. The joists and the Warmboard allowed the GC to remove the bracing and proceed with framing the main portion of the house.

Onsite discussions are critical to make sure we are on the same page – here, we’re marking out how windows, fireplace and stone all come together.

Windows and Insulation

Once framing was complete, windows and doors were installed. They did a beautiful job with all of the metalwork and flashing details around the windows and at the roof fascia. These are tricky moments to get right – happy to say that they nailed it! We recently stopped by to see all of the installed insulation, which was put in place after plumbing and HVAC subcontractors installed their systems.

We were also able to see the nearly completed stone work at the exterior of the home. We’re really lucky to be working with such talented masons (they also did the stonework at Tranquil Abiding)! The stone work helps to tie in the guest house with the main house, while giving the structure its own identity.

We’re looking forward to returning to the site in a couple of weeks to see more progress on drywall and exterior finishes!
